Working with Sellers:

  • Initial appointment to find each homeowners “Why” to selling. From there the entire process is tailored to meet the specific needs of that individual seller in a way that makes them feel valued, appreciated, heard, understood, cared for, and professionally represented.
  • Comparable Market Analysis to analyze market value of that specific property.
  • Full Team of vendors available to assist in any pre-market needs: painter, cleaner, stager, roofer, carpet cleaner, handyman, pest inspector, sewer inspector, plumber, landscaper/gardener, appraiser, pool service, escrow team, and mortgage lender.
  • Home Enhancement Checklist to discuss free and inexpensive solutions to maximize return for highest possible sales price.
  • Estimated Net Sheet to review sales expenses and eventual proceeds from sale.
  • Thorough Review of Preliminary Title report before putting the house on the market to make sure no unexpected clouds on title.  Title and Escrow team to address any surprise issues before the property is put on the market so it is not a concern during escrow.
  • Online Transaction Coordination for electronic signatures, paperless file system and online retrieval of documents after the closing.
  • Pre-market property assessment of minimum requirements pertaining to smoke detectors, carbon monoxide detectors, self-closing hinges, water heater strapping, electrical components, plumbing, roof, exterior and interior conditions.
  • Professional Photography with wide angle lens and high resolution format.

  • Regularly monitor/check in with the buyer’s agent and the buyer’s lender to make sure everything is on track and they are meeting their deadlines throughout the transaction.

  • Relationships with Top Local Loan officers/lenders that can analyze your finances and get you preapproved for the best loan to meet your needs and situation. They can also provide detailed advice and guidance on improving credit scores for a more successful mortgage. These lenders are experienced and have excellent, established track records.  They have great relationships with the real estate community which is crucial when trying to get your offer accepted over another buyer you might be competing with on a property you want to purchase.
  • Personalized App for mobile searching for homes on your phone or tablet and have a direct text communication with me within the app on the properties that you have interest in.
  • Proven process for higher rate of success in getting buyers offers accepted when in a multiple offer negotiation and competing with other buyers in this current low inventory market: offer presentation process, offer structure guidance, lender communication with listing agent, personal letter guidance, and prior Realtor relationships from hundreds of past transactions.

Service After The Sale

I devote myself to serving the needs of my clients before, during and after each sale. Instead of disappearing after the closing, you can expect me to keep in touch.  I call it my “Client Appreciation Program” where I will continue to stay in contact through calls/texts, personal handwritten notes and “Pop-Bys” where I swing by to say hello and drop off a silly little gift (usually with some type of pun). Additionally, I throw a client appreciation party each year where we get a chance to celebrate and thank you as being a past client and a great supporter in me by way of your referrals.  Lastly, the program includes snail mail and email market updates so you can keep an eye on what the real estate market is up to.  Make sure to open the snail mailer items as they regularly include give aways, prizes, notepads, magnets, sports calendars and more.

Personal

I grew up in the beautiful beach town of Ventura, CA.  I played nearly every sport imaginable as a kid, if it had either a board or a ball involved then I enjoyed it.  I moved to Sacramento in 2002 to attend Sacramento State. I graduated with my Business Degree in “Real Estate and Land Use Affairs” in 2006.  This gave me an incredible jump start on my career as I knew all the contracts and laws from my college education.  I started full time as a Realtor in the summer of 2006 right after graduation.  I didn’t just fall or stumble into real estate as most agents do, I knew that was the career I wanted to pursue.  However, do you remember what Sacramento Real Estate was doing starting in 2006??  That’s right, I started at nearly the worst time imaginable in the history of real estate.  BUT, I can look back and consider it a blessing.  I learned how to work extremely hard from the start.  Many other agents that started in the easy years for 2002-2004 had an extremely difficult time trying to adjust to the mortgage meltdown market or foreclosures, short sales and dropping prices.  I, on the other hand, didn’t know any better so it was just “normal” to me.

I married my amazing wife in 2008.  We have been blessed with two beautiful daughters, born in 2010 and 2013. In the evenings and free time I enjoy laughing and connecting with my wife and kids, exercising through a variety of sports, and learning how to better improve my habits, talents and abilities to achieve goals and make differences in my five circles of life (Spiritual, Family, Business, Financial & Personal). I really enjoy podcasts and books that challenge me to be a better business man, entrepreneur, negotiator, father, husband and friend.
